A 1031 Tax Exchange exchange is a specifically structured transaction that joins together the sale of an old property and the purchase of a new property for the purpose of deferring taxes. Exchanges are primarily used for buying and selling investment real estate. Examples of qualifying property include bare land, rental property, commercial buildings and homes other than your primary residence.


Rita can help clients downsize their personal residential homes in San Francisco Bay Area using Proposition 60, which allows the client to take the Proposition 13 tax base value with them to a new home purchase. Additionally, Rita takes great care of her first time home Buyers. She walks them though the entire home buying process and insures that their real estate needs are met. Home buyers relocating to the San Francisco Bay Area enjoy her personal tour and local knowledge of the many neighborhoods. Her primary purpose is to exceed each client's expectations by providing outstanding service.

Rita and her brother, Michael Richcreek, a Marin Contractor have been active as investors developing and renovating properties in Marin, Napa and Lake Tahoe. As a team with over 30 years of construction and investment experience, they can identify that rare property with a wonderful location.

Rarely seen sitting at her desk, Rita is out in the field looking for property, marketing properties, or meeting with clients. However, she stays in constant contact with her clients from wherever she is via cellular phone.

A native of Belvedere-Tiburon, Rita enjoys her role as a real estate professional assisting newcomers and neighbors achieve their real estate investment goals. After graduating from St. Mary's College, Rita pursued a career in technology as a Sales and Marketing Manager for over 25 years. In 1988, she was the co-founder of Renew Computers, one of the first computer recycling companies in Marin.

 

An active member of her community, Rita has been rewarded with respect and recognition for the same devotion and thoroughness she brings to her profession. She pledges to donate a percentage of every closed transaction to the following charities: Junior League of San Francisco, St. Hilary's, Marin Catholic High School, St. Mary's College, American Cancer Society, St. Vincent Society of Marin, St. Vincent School for Boys.

Aside from her career, Rita's priorities in life are faith, family, friends, travel and taking advantage of Marin County's outdoor activities all year round thanks to our mild climate.
